Areas which residents or lessees of a building share in common, e.g. the entrance to the building, the lobby, the elevators and parking facilities. In rental properties, the landlord is responsible for the upkeep of common areas. In condominiums and co-operatives, the owners of the building share in the responsibility, which is usually managed by a management company (which also may own the area.)
