SPOT ZONING

When a specific parcel of land is zoned differently than all of the surrounding parcels. For example, a library might be zoned in a residential area if it is deemed to be beneficial to the general public and is appropriate within the grand scheme of land use by the municipality. If it is not appropriate or consistent with the land use plan, a court mind deem the spot zoning unlawful.
