Written notice provided by a landlord to a tenant demanding that a breach of the lease agreement must be remedied or eliminated within a specific period of time or the tenant must move out of the premises. A tenant that neither cures nor quits (moves out) is subject to an eviction proceeding brought by the landlord. Typically cure or quit notices are sent with regard to disruptive nuisances caused by a tenant, having pets in violation of a no-pet lease or building or having a tenant or subtenant that is not on or authorized by the lease to reside on the premises.
